Stage 01
The contract is executed
Both parties have signed. The executed contract comes to us with your escrow deposit, and we open the file — assigning a closer, ordering the searches, and confirming the closing date everyone has agreed to.
This is the moment the transaction stops being between you and the seller, and starts being a file with a deadline.

Stage 02
We search the title
We pull the public record back through the chain of title, looking for anything that attaches to the property rather than to the person selling it — prior deeds, open mortgages, judgments, unpaid taxes, easements and restrictions.
Most of what makes a closing go sideways is found here, weeks before anyone sits at a table.

Stage 03
Lien, municipal and survey work
Separate from the title search, we order the searches that don't live in the official records: municipal lien and open-permit searches, utility balances, code enforcement, and the HOA or condo estoppel letter that states exactly what is owed at closing.
If your lender requires a survey, it's ordered now so there's time to resolve an encroachment if one shows up.

Stage 04
The title commitment is issued
This is the document that says what we are prepared to insure, and on what conditions. It carries two lists: requirements — things that must happen before closing — and exceptions — things the policy will not cover.
Read it. It is the clearest picture you will get of what you are actually buying, and questions are much cheaper now than at the table.

Stage 05
Clearing to close
We work the requirements list. Payoff figures are ordered from existing lenders. Judgments, liens and old open mortgages are satisfied or released. Probate documents, trust certificates and entity paperwork are collected. Open permits are closed.
This is where attorneys on staff earn their keep — and where an experienced agency is worth more than a cheap one.

Stage 06
Closing figures
If there's a lender, federal rules require your Closing Disclosure to be delivered at least three business days before you sign. We prepare the settlement statement alongside it — prorations, taxes, HOA dues, payoffs, commissions and the exact amount you bring or receive.
Check the numbers now. Corrections at this stage are routine; corrections at the table are not.

Stage 07
Signing and funding
You sign — in one of our offices, or remotely by mail-away with a mobile notary if you can't be in Florida. The lender funds, we disburse, and the keys change hands.
On wiring: confirm wire instructions by calling a number you already have for us. Never trust instructions that arrive by email alone, even when they look like ours.

Stage 08
Recording and your policy
The deed and any new mortgage are recorded in the county's official records — that public act is what puts your ownership on the record. Your final owner's title policy is issued afterwards.
Keep the policy. It has no expiry, it protects against things that happened before you ever saw the property, and you may need it decades from now.

Title insurance affords protection from past events which may or may not be part of the public records, but that can adversely affect a new owner. A title search can reveal a number of title defects and liens as well as other encumbrances and restrictions. Among them are unsatisfied mortgages, unpaid taxes, judgments against the seller, and restrictions limiting the use of land.
Why is title insurance important?
Many people may have purchased one or more properties in the past without having much understanding of what restrictions are attached to the title. It's only when they submit a planning application and find it's denied due to previously applied restrictions, or end up out of pocket because an old charge on the property resurfaces, that they realise not all title information is publicly available.
Can I close if I don't live in Florida?
Yes. We handle mail-away closings and provide mobile notaries, so buyers and sellers who can't attend in person still close on time. Tell your closer early so the documents are routed correctly.
Do you conduct closings in Spanish or Haitian Creole?
Yes. We provide services in English, Spanish and Creole, and multi-lingual closings are a standard part of what we do.

How much does title insurance cost in Florida?
Florida title insurance premiums are promulgated by the state — the premium is set by rate against the policy amount rather than by the individual agency. Your closer will give you an exact figure for your transaction before you commit to anything.
