Notary & deed services

Mobile notaries, deed transfers and mortgage document preparation.

Quick answer

Omega National provides mobile notaries who travel to the signer, prepares and records deeds for Florida property transfers, and prepares mortgage documents. These are available alongside a full closing or, in some cases, as standalone services.

Mobile notaries

A mobile notary travels to the signer rather than the signer travelling to an office — useful for a seller who has relocated, a signer in hospital or care, a busy commercial party, or anyone whose schedule will not stretch to an office appointment. Mobile notaries are frequently paired with mail-away closings.

A notary must personally witness the signature. Do not sign the documents in advance.

Deed transfers

A deed is the instrument that actually conveys Florida real property. Omega prepares deeds and records them with the Clerk of the Circuit Court in the county where the property sits.

Common reasons for a deed transfer outside a sale include adding or removing a spouse, transferring property into a trust or LLC, and correcting an error in a prior deed. These changes can have tax, homestead and mortgage consequences, so it is worth talking through the goal before choosing the instrument — attorneys are on staff.

Mortgage preparation

Omega prepares mortgage documents as part of its settlement work, including for private and seller-financed transactions where there is no institutional lender producing the package.

Common questions

Questions.

Can Omega send a notary to my home or office?

Yes — Omega National provides mobile notaries who travel to the signer, commonly used with mail-away closings and for signers who cannot attend an office.

Can I add my spouse to the deed on my Florida home?

Yes, by recording a new deed. It is worth discussing first, because changing title can affect homestead protection, property tax assessment and any existing mortgage. Attorneys are on staff at Omega National.

How much will this cost?

Florida title insurance premiums are promulgated — set by the state and based on the policy amount, not chosen by the agency. Settlement fees vary with the file. Send us the contract and we'll come back with a figure.
