Why the closing agent matters in an exchange
A like-kind exchange is a sequence of hard deadlines. The settlement agent has to produce clean documentation on the relinquished property, coordinate with the qualified intermediary so funds never touch the exchanger, and be ready to close the replacement property inside the window.
Because we close in 15 Florida markets, both sides of an in-state exchange can often be handled by the same team.
Before you start
- Engage your qualified intermediary before the relinquished property closes.
- Tell your closer the transaction is part of an exchange as soon as the contract is executed.
- Have entity and vesting documentation ready — mismatched vesting is a common delay.

How much does title insurance cost in Florida?
Florida title insurance premiums are promulgated by the state — the premium is set by rate against the policy amount rather than by the individual agency. Your closer will give you an exact figure for your transaction before you commit to anything.
Can I close if I don't live in Florida?
Yes. We handle mail-away closings and provide mobile notaries, so buyers and sellers who can't attend in person still close on time.
Do you conduct closings in Spanish or Haitian Creole?
Yes. We provide services in English, Spanish and Creole, and multi-lingual closings are a standard part of what we do.
