Mobile notaries
A mobile notary travels to the signer rather than the signer travelling to an office — useful for a seller who has relocated, a signer in hospital or care, a busy commercial party, or anyone whose schedule will not stretch to an office appointment. Mobile notaries are frequently paired with mail-away closings.
A notary must personally witness the signature. Do not sign the documents in advance.
Deed transfers
A deed is the instrument that actually conveys Florida real property. Omega prepares deeds and records them with the Clerk of the Circuit Court in the county where the property sits.
Common reasons for a deed transfer outside a sale include adding or removing a spouse, transferring property into a trust or LLC, and correcting an error in a prior deed. These changes can have tax, homestead and mortgage consequences, so it is worth talking through the goal before choosing the instrument — attorneys are on staff.
Mortgage preparation
Omega prepares mortgage documents as part of its settlement work, including for private and seller-financed transactions where there is no institutional lender producing the package.
