Financed purchases

When a purchase is financed, the lender requires a lender's policy protecting its interest up to the loan amount. An owner's policy — protecting you — is issued alongside it. Omega coordinates with the lender on the closing disclosure, receives loan funds into escrow, and disburses at closing.

Cash purchases

Cash closings run on a shorter clock because there is no loan underwriting to wait on. The title work does not change: the search, the commitment, the clearing of any liens, and the owner's policy all still happen. Buyers sometimes skip the owner's policy on a cash deal — it is worth understanding what that means before you decide. What title insurance covers.

New construction

Builder and new-build closings carry their own considerations — construction liens from subcontractors, the timing of the certificate of occupancy, and plat or HOA documents that may not exist on a resale. Omega handles new construction closings alongside resale.

Short sales

A short sale closes for less than the payoff on the existing mortgage, so it cannot close without the lienholder's written approval. These files take longer and involve more back and forth. Omega's agents have worked short sales throughout the market cycle.

Do I need an owner's title policy if I am paying cash?

It is not required by a lender when there is no loan, but the owner's policy is what protects you against a defect in title — an unreleased mortgage, a missed heir, a fraudulent prior deed. Without it, that risk stays with you for as long as you own the property.

How long does a residential closing take in Florida?

It depends on the contract, the lender and what the title search turns up — a clean cash file moves faster than a financed short sale. Rather than quote a number that will not match your transaction, send us the contract and we will give you a date we can hold.

How much will this cost?

Florida title insurance premiums are promulgated — set by the state and based on the policy amount, not chosen by the agency. Settlement fees vary with the file. Send us the contract and we'll come back with a figure.
